Why is it so much harder to get a home loan when I’m self-employed?

Traditional banks love predictability and want to see standard PAYG payslips. As a business owner, you are likely (and smartly) working with your accountant to minimise your taxable income. While this is great for tax time, it makes your on-paper profitability look weak to standard bank algorithms. We bypass the algorithm by looking at the true cash flow of your business and matching you with lenders who understand commercial realities.

What is an 'Alt Doc' or 'Low Doc' loan, and how does it actually work?

An Alternative Documentation (Alt Doc) loan allows you to prove your borrowing capacity without needing two years of finalised, full tax returns. Instead, we use alternative, real-time evidence of your business's health, such as your recent Business Activity Statements (BAS), business bank statements, or a direct declaration from your accountant.

Do I need to have been trading for two years to get approved?

Not necessarily. While the major banks almost universally require 24 months of ABN registration and finalised financial history, we have access to specialist and Tier 2 lenders. If your business has strong, verifiable cash flow, we can often secure approvals with just 6 to 12 months of trading history.

Will I have to pay a significantly higher interest rate?

It depends entirely on how we verify your income. If your full tax returns show strong serviceability (Full Doc), we can secure the exact same rates as a standard employee. If we need to use an Alt Doc pathway, the rate may be slightly higher initially. However, our goal is always strategic: secure the capital or property you need now and refinance you back to a premier major bank rate as soon as your finalised financials allow.

Do I have to chase up all my own financial documents?

No, and this is where we save you the most time. Instead of you acting as the middleman passing confusing questions back and forth, we speak the same language as your accountant. With your permission, we liaise directly with your accounting team to gather the exact financials needed, ensuring your application is structured perfectly the first time without eating into your workday.

What if my current bank has already declined my application?

A decline from a major bank is not a definitive "no" on your ability to borrow. It simply means your scenario didn't fit their rigid, automated criteria on that specific day. Because we spent 11 years on the inside of major bank business lending, we know exactly why they said no, and more importantly, which alternative lenders will look at the exact same scenario and say yes.
